Questions people ask most

What is the deposit (Kaution) and how much is it?

It is money held by the owner as security and returned when you move out, provided the place is undamaged. Every listing names the amount separately; where there is none, there is no deposit. German law caps it at three months of rent excluding utilities.

How long does the contract run?

It varies: some listings are a Zwischenmiete for a few months, others have no end date. Ask at the viewing about the term, renewal and notice period, and check that all of it is written into the contract. A spoken promise counts for nothing.

What documents do I need?

Usually a passport or temporary protection document, plus proof of how the rent will be paid — a payslip or a letter from the authority. What exactly is required is up to the owner, so ask in advance rather than bring the wrong thing.

Will the Jobcenter or Sozialamt pay the rent?

Housing costs can be covered, but the ceiling depends on how many people are in the household and the rules are revised from time to time. Ask your authority for your own limit before choosing a flat — then you know what will be approved.

Can I see the place before moving in?

Yes, and we insist on it. The order is: you send an enquiry, we put you in touch with the owner, you see the place in person, and only then decide. Nobody is asked to transfer money based on photographs.
